30 days notice.
A nonrefundable deposit, 50% deposit of the total stay in the cabin(s) reserved, is required in order to secure the reservation. The remaining balance will be due upon arrival. Deposits are non-refundable. To avoid being charged the remaining amount of your stay, you must cancel 30 days prior to your arrival date. Should you cancel within the 30 days prior to arrival, you will be billed for the remaining amount of your planned visit.

1. Smoking is NOT allowed inside any of the cabins. Under Colorado State Law, a $250.00 fine will be charged by not complying.
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3. Guests should not create excessive noise at a level that disturbs neighbors; enforced property quiet hours are from 10:00p.m. – 7:00a.m.
4. Wilderness Escapes, LLC dba Trappers Lake Lodge is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5. Keep the property and all furnishings in good order.
6. Only use appliances for their intended uses.
7. We are a pet friendly resort. A pet fee of $15 per pet, per night will be charged. Pets are NOT allowed on any of the furniture in the cabins. Please bring proper bedding for your pets. Failure to keep pets off of the furniture will result in $100.00 cleaning fee.
8. Do not cut branches off of live trees. Violators will be fined $100.00.
9. Do not carve on any of the buildings located on the property. Cabins are checked upon check-out. Any new carvings occurring during your stay will result in a $500.00 fine.
10. We do have livestock on the property. Please do not allow unattended children to play near the stock. DO NOT visit the horses or mules without the approval and supervision of a manager. Even though they are domestic animals they can be dangerous without proper supervision. Failure to abide by these rules could result in serious injury or death.
11. No refunds will be given for storms; however, if unable to attend because of weather we will try to reschedule a visit in the same season, in which your credit can be applied. Mountain roads can be curvy and steep. Gravel roads are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.
12. Please do not use any of the wood burning stoves located in the cabins. They have been disconnected and are not fully operational.
13. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.
14. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located inside each cabin.
15. Cancellation Policy: At the time of reservation, a 50% non-refundable deposit is collected.

4. The risk of operating non-motorized watercraft;
5. Hiking in rugged country;
6. Encounters with wildlife, plants, animals, and insects;
7. Temperature extremes;
8. Inclement weather conditions;
9. The unavailability of immediate medical attention in case of injury; and
10. The risk of firearms and from those who possess firearms.
